General Technical Information
The property consists of two buildings, all together seven apartments, each occupying one floor. Both buildings have their own elevator and underground garage, accessible through the lobbies.
The 2460 m2 landscaped garden is equipped with an automatic irrigation system. Video intercom at the entries and a remote access control system provide a high level of security. The garages have remote controlled electric doors by Hörmann. The elevators are the "silent-operational" SPIRIT lifts, manufactured by Thyssen Krupp with the capacity for six. The lobbies, stairs and common areas are finished with granite.
Heating, cooling and hot water is generated by a REMEHA QUINTA condensation furnace. Heating is delivered by radiators or through floor and ceiling heating system, according to the function of each area. In the summer, CIAT EJAH air conditioning units deliver coolant to the supplementary ceiling heating to lower room temperature by radiating cool air, ensuring a pleasant and natural environment. Both heating and cooling can be controlled separately in every room.
Each apartment is equipped with 3X20 A, electric power and individual gas, water and electric meters.
Every apartment is equipped with a video intercom system. All cables are installed for TV, telephone, Internet access and wiring is installed for the connection to the burglar alarm system. For ceiling and wall light fixtures all the wiring has been placed.
To connect bathroom fixtures and kitchen appliances, all drains and pipes have been roughed in and the necessary electric wiring has been supplied. All pantries and bathrooms are fitted with electric ventilation.
For the optional placement of fireplaces, chimneys have been installed.
The exterior doors and windows are manufactured and installed by Hofstadter. Great care has been taken to safeguard the buildings’ traditional character. The excellent-quality wooden frame with aluminium cladding guaranties long life and low maintenance.
All windows and terrace doors have 4-16-4 mm profiles, with “four-season” heat and safety glazing. The openings of the II. building are equipped with electrical aluminium blinds. All entrance doors have five-point security locks in accordance with the MABISZ (Association of Hungarian Insurance Companies) standards.
Due to diverse architectural feature of the two buildings, slightly different construction methods and materials have been used.
